North Bend Real Estate Market Update: More Choices for Buyers, but the Market Is Still Going Strong
If you’ve been wondering what’s happening in the North Bend real estate market, August brought a little more breathing room for buyers. There are more choices and a little more time to make decisions—but good homes are still selling
For sellers, that means pricing and preparation matter. For buyers, it may mean having a few more options and a little more room to negotiate.
Here’s a quick look at the August numbers for North Bend:
Median Sales Price: $1,237,500
Months Supply of Inventory: 2.5 months
Percent of List Price Received: 98.2%
Days on Market Until Sale: 29 days
But what do those numbers actually mean if you’re thinking about buying or selling?

Buyers Have More Choices
With 2.5 months of inventory, buyers have more options than they did when inventory was really tight.
That can make the home search feel a little less rushed. You may have more time to compare homes, think about what really works for you, and, in some cases, negotiate.
Homes took an average of 29 days to sell in August, so we're definitely seeing buyers take a little more time to make decisions.
But that doesn't mean you can assume every home is going to sit.
If a home is priced right, shows well, and checks a lot of the boxes buyers are looking for, it can still get attention quickly. So if you find the right one, you still want to be prepared.
What Does This Mean for Sellers?
North Bend's median sales price was $1,237,500 in August, and sellers received an average of 98.2% of their asking price.
To me, those numbers say something pretty simple: buyers are still buying, but they're being more selective.
When buyers have more homes to choose from, they're going to compare them. Price, condition, location, and how a home is presented all start to matter even more.
That's why I wouldn't recommend putting a home on the market at an optimistic price just to "see what happens." If buyers don't see the value, they have other homes to consider.
Getting the pricing and preparation right from the beginning can make a big difference.
So, What's Really Happening in North Bend?
I’d describe it as a market that's finding a little more balance.
Buyers have more choices and don't necessarily have to make every decision at lightning speed. Sellers can still do very well, but they need to pay attention to what buyers are responding to.
And one thing I always keep in mind when looking at market statistics is that North Bend isn't one single market.
What's happening with a home in one neighborhood or price range can look very different from what's happening somewhere else. That's why the overall numbers are a great starting point—but they don't always tell you what your home might sell for or what you should expect when you're buying.
