My role is to help you feel informed, confident, and supported from start to finish. Here’s a simple overview of how the home-buying process typically works.
Start with Some Online Browsing
Most buyers begin by looking online—and that’s a great place to start. Pay attention to what homes are selling for in the neighborhoods you’re drawn to and what features you like (and don’t like). This early research helps clarify your priorities and makes it easier to communicate your wish list when we start working together.
Get a Handle on Your Budget
Before falling in love with a home, it’s important to understand what feels comfortable financially. Online mortgage calculators can give you a rough estimate of monthly payments, but don’t forget to factor in utilities, insurance, and other ongoing costs. This step is about setting realistic expectations so you can shop with confidence.
Get Pre-Approved for a Mortgage
A pre-approval tells sellers you’re serious—and it gives you a clear price range to work within. Your lender will ask for documents like pay stubs, tax returns, bank statements, and credit information. I always recommend shopping around for a lender, and remembering that the maximum amount you’re approved for doesn’t have to be your comfort zone.
Find the Right Agent
Having the right agent makes a huge difference. I’m here to guide you through every step, answer questions (even the ones you think you should already know), and advocate for your best interests. Buying a home isn’t just a transaction—it’s a process, and you shouldn’t have to navigate it alone.
Tour Homes (and Be Patient with the Process)
This is where things get fun—but it can take time. I’ll show you a range of homes to help fine-tune what you’re really looking for. Your feedback is key, and the more I know, the better I can tailor your search. Sometimes the right home appears quickly, and sometimes it takes longer—both are perfectly okay.
Make an Offer
When you find “the one,” timing and strategy matter. I’ll help you decide on a competitive and reasonable offer based on current market conditions, while also walking you through important details like contingencies and closing costs (which are typically 2–5% of the purchase price).
Negotiate with Confidence
Negotiation often involves more than just price. We may go back and forth on terms, timelines, or repairs. My job is to represent you, protect your interests, and keep the process moving forward smoothly and professionally.
Offer Accepted—Now We’re Under Contract
Once your offer is accepted, it’s time to celebrate! You’ll submit earnest money to an escrow account as a show of good faith, and the home will come off the market while we move through the next steps—usually over about 30 days.
Schedule a Home Inspection
Even the most beautiful home can hide issues. A professional inspection helps uncover potential concerns so you can make informed decisions. If something unexpected comes up, we’ll talk through your options—whether that’s negotiating repairs, requesting a credit, or reassessing the purchase.
Closing Day
Once everything checks out, it’s time to close. You’ll sign final paperwork, and then—my favorite part—you’ll receive the keys to your new home.
